Proper Picnic

This summer, leave the picnicking to the pros at Proper Picnic. “Proper Picnic is based in Mukilteo,” shares Jen Bowman. “Seems to be a very cool, niche business we should promote!!” Though mainly online, they do have physical locations that Jen hopes to check out soon. “I haven’t stopped by to see what they have. Field trip?”

If you need to satisfy your sweet tooth, stop by the Mukilteo Chocolate Company.  “Mukilteo Chocolate Co. [is] where you can find individually hand crafted fine European chocolate…oh so yummy,” shares Aranka Fruehauf. “They also serve ice cream.” While you’re there, “say hi to Jan who owns and makes the chocolate!”

Mukilteo Farmers Market

If you want fresh food and neighborhood togetherness, look no further than the Mukilteo Farmers Market. “ I love to go [to the] farmers market,” shares Janet Buehler. “It’s my favorite place to shop,” and with talented local vendors and events that serve the community, it’s not hard to see why!

For your home improvement needs, both Janet and Jenny recommend Mukilteo’s ACE Hardware. “…If you have any improvement issues or just need quick help finding just about anything… every single employee at ACE can help you,” Jenny shares. “Sometimes their advice sends you out the door without purchasing a single thing (like using match sticks to tighten screw holes). Also, this is the absolute best place to get keys made—they ALWAYS work!!”

If you find yourself in Harbour Pointe, check out The Scotsman Bistro.  “…In HP you can walk to the Scotsman,” shares Jenny. “On the weekends they bring in Scottish musicians. The owner is always there and loves to chat (with his thick Scottish accent) to all his patrons!” From the food to the scotch, it’s easy to see why this is a top Mukilteo dining destination.

The Sydney Bakery & Wine Bar

Another popular spot suggested by Jenny and Aranka, Red Cup Cafe serves up delicious items and soothing views. “Make sure to walk over the delightful courtyard to get fresh coffee at Red Cup,” Aranka shares. “They also serve lunch. It’s so relaxing to sit and sip coffee and look at the Olympics, and ferry sailings.”

Amici Bistro

In the mood for some Thai? “After a round go to Thai Rama 3 for a drink and by far the best Thai food for miles,” shares Janet. They also offer takeout, so you can enjoy their extensive list of yummy dishes at home!

When it comes to seafood, Jen recommends Ivar’s. “Love the walk up Ivar’s fish bar for quick fish and chips to take to the beach and watch the sunset over Whidbey Island,” she shares. Aranka agrees, saying of both this spot and Arnies: “who can say no to the best seafood places in town?”

 

Arnies Restaurant & Bar

The second destination suggested by Aranka, Arnies Restaurant & Bar offers delicious local seafood and sweeping views of Puget Sound and the Olympic Mountains. “If we can’t decide on dinner, we always end up at Arnie’s,” Aranka shares, solidifying it as a local go-to.

 

Sully’s Pizza & Calzones

If you’re near Red Cup and want some pizza, stop by Sully’s Pizza & Calzones. “From the same courtyard [as Red Cup], you can walk over to Sully’s Pizza where they serve gluten free and vegetarian pizza,” Aranka shares. Named after former mayor Brian Sullivan, Sully’s is a Mukilteo staple.

 

Brooklyn Bros. Pizzeria

Another pizzeria on Aranka’s list is Brooklyn Bros. “Friday nights when we don’t feel like driving, it’s fun to walk down to get the best pizza in the area, Brooklyn Bros,” she notes. High quality ingredients, a perfectly-cooked crust, and intense flavors make these pies the best west of the Hudson.

 

The Mukilteo Lodge

Calling all sports fans! The Mukilteo Lodge is a great place to “get a drink or watch a game,” according to Aranka. With extensive draft beers, hearty dishes, and game happy hours, you can cheer your team onto victory in true American style.

For authentic Thai, nothing’s better than Mukilteo Thai. A wide array of curries, appetizers, and other specialties are made-to-order, so you will always have your meal prepared just the way you like. Aranka’s menu suggestion? “My favorite is the Tiger Tearless.”

 

Cafe Soleil

“[There are] so many great places to eat in Mukilteo,” Aranka notes. But her “…new favorite is Café Soleil, [a] euro-Japanese kitchen and it is family owned. The food is great and the service is superb! I love to hang out with the chef and get [a] good recommendation for the day.” Her tip? “Have you ever had a green tea crème brulee for dessert? I had and it was delicious!”

A Destination City for Outdoor Lovers: 9 Tips for Exploring Mukilteo

From trails to parks and everything in between, our residents know the best spots to make the most of the great outdoors in Mukilteo.

Here are 9 tips for getting active and exploring Mukilteo:

Big Gulch Trail System

Located at 9600 Mukilteo Speedway Mukilteo, WA 98275

A local favorite, there is no beating the Big Gulch Trail System. “Love love love big gulch trail,” shares Janet Buehler. “One minute you’re in the middle of civilization and the next you’re far far away in a place that could be hundreds of miles away. Just a small sign marks the trailhead across from the fire department. I’ve spent many hours breathing, thinking, singing on that trail!”

Aurora Pedrola agrees: “The Big Gulch Trail System! Wonderful hiking, easy access and beautiful scenery.” Aranka Fruehauf adds that it’s a “great way to connect with nature and dogs are welcome!”

Finally, Jenny Eglian has some second-hand knowledge: “I don’t personally do this but have heard rumors that the gulch offers a phenomenal mountain bike trail system for the hardcore mountain bikers. My brother-in-law is a mountain biker living in Louisville KY and he has heard and biked the trail! Pretty sure it is a favorite activity for many Mukilteoans (is that a word?).”

 

Japanese Gulch

A top hiking spot, the Japanese Gulch has built a reputation among bikers as well. According to Janet, “Japanese Gulch is widely known by mountain bikers far and wide as one of the best urban rides around!!! Not to be underestimated as bikers come from different states to ride this special trail.”

Tails & Trails Dog Park

The first and only off-leash dog park in Mukilteo, Tails & Trails Dog Park is a must for dog owners. Janet describes it as “a meeting place for like-minded dog owners to gather with their four-legged friends.” It is the perfect spot to enjoy the weather, meet new friends, and spend time with your pup.

Mukilteo Community Beach Park (Lighthouse Park)

A must-see for locals and tourists, Lighthouse Park is packed with things to do. Campfires on the beach, a playground, tours of the lighthouse, and so much more make this the ideal place to enjoy a warm summer day in Mukilteo.

Mukilteo Pioneer Cemetery

Pay tribute to Mukilteo’s founders at the Pioneer Cemetery. “Don’t forget the landmark graveyard,” shares Janet. “Headstones tell the story of our founder’s lives and untimely deaths including the young from influenza and those that built and called Mukilteo (“good camping spot”) their permanent home.”

Harbour Pointe Golf Club

Time to clean off those clubs! “Our Harbour pointe golf course with its famous signature 10th hole featured in golf digest presents golfers with challenging golf and breathtaking scenery,” says Janet. With programs for all ages and genders, everyone can take advantage of the beauty and fun Harbour Pointe offers.

 

92nd Street Park

“Mukilteo has lots of small and big parks, most of them ideal for reading, picnicking and relaxing,” Aranka shares. “One of my favorite is the 92nd street park where kids can play on different play equipment.” If your little one needs to run off some steam, check out 92nd Street Park.

 

Mukilteo T-Dock

Located near 796 Front St. Mukilteo, WA 98275

Mukilteo even has spots for divers! “Not well known, but there is a dive site of off “T-Dock” on Front Street,” shares Aranka. Indeed, this spot is a favorite for night and deep divers and offers opportunities for viewing Puget Sound’s water life. For a dive to remember, check out the T-Dock.

 

Mukilteo Community Garden

“If you don’t feel like hiking, but like to be outside, you can always volunteer at the Mukilteo Community Garden,” shares Aranka. “They grow lots of veggies to support the neighborhood food banks. You can also rent a bed to grow your own organic veggies.” Enjoy nature and help your community flourish at this quaint garden.

What you need to know about the Condo Market

Over the last two years, the affordability of Greater Seattle area real estate has become a rising concern. Many buyers have decided to move a bit more north or south of major job centers to find the price point that works for them, or have foregone a single family residence (SFR) and turned to a condominium (condo)as an alternative. Because of this, along with many more baby boomers moving to a more right-size home for their lifestyle, demand for condos have been on the rise.

The median price for a condo in King County in June was $385,000 compared to the median price of a SFR of $660,000, which is a 71% difference! In Snohomish County, the median price for a condo in June was $295,000 compared to the median price of a SFR of $450,000, which is a 53% difference! Condos are providing a substantial cost savings if the condo lifestyle works for a buyer.

The condo lifestyle can be wonderful! Imagine not having to do yard work and living space-efficiently. There are many condo buildings that cater to the more simplified life that baby boomers are craving, featuring secured parking, elevator access, high-end features, great walk scores and possible views.

Much like the SFR market, the condo market has experienced high demand resulting in low inventory. Our thriving job market and rising rents have drawn folks to condos as well. Many of the job transferees coming into the area due to the tech industry are younger, unattached and without children, making a condo a natural fit and in some cases, less expensive than rent. In fact, condo inventory currently sits at 0.5 months of inventory based on pending sales in King County, and 0.6 months in Snohomish County. Theoretically, this means that if no new condos came to market we would be sold out in two weeks. That is quick!

While inventory has decreased, sales have slightly increased! Pending sales have almost mirrored new listings over the last 12 months, resulting in 1% more sales in King County and 5% more in Snohomish County. There were 4% less new listing in King County year-over-year, yet Snohomish County posted a 6% increase in new listings. This is due to some new condo developments to the north and more and more re-sale owners regaining their equity position and making moves.

Prices are on the rise too! An important aspect to measure in regards to condos is price per square foot. In King County the price per square foot is up 15% complete year-over-year and up 12% in Snohomish County, which is a big jump. This is on top of double-digit price growth the year prior. The average cost per square foot in King County in June was $404 per square foot, and $240 in Snohomish County. This illustrates the affordability difference between both counties, which is why the increase in sales in Snohomish County is markedly up. Condos provide a more affordable option for buyers, and if one is looking to land in Snohomish County, condos can be the most affordable housing purchase option available, while still being close to job centers.

The good news for condo sellers is that days on market are down by 11% in King County, and 31% in Snohomish County. In June, the average days on market was 16 days in King County and 10 days in Snohomish County.  Also, in June the average list-to-sale price ratio in King County was 105% and 103% in Snohomish County.

So, what does all of this mean? The condo market is much like the SFR market in regards to demand, price appreciation and the affordability divide between King and Snohomish Counties. It is a great market for sellers to realize a positive return, and buyers who can’t afford or don’t want the maintenance of a SFR can find opportunity with a condo. Windermere Foundation Quarterly Update

Thanks to all of you, the Windermere Foundation collected over $903,500 in donations through the second quarter of 2017. This is an increase of 10 percent compared to this time last year! Individual contributions and fundraisers accounted for 62 percent of the donations, while 38 percent came from donations through Windermere agent commissions. So far, we have raised a total of $34,009,527 in donations since 1989.

Each Windermere office has its own Windermere Foundation fund account that they use to make donations to organizations in their communities. Year to date, a total of $979,486 has been disbursed to non-profit organizations dedicated to providing services to low-income and homeless families throughout the Western U.S.

The first day of school sneaks up so fast… summer is here and then gone in a flash! Use these helpful tips to start getting settled into a new routine for fall:

  • Talk to your child about their feelings and concerns about the new year.
  • Talk to your child about their day-to-day routine once school starts.
  • For small children, tour the school and show them where each of their classes will be, along with the cafeteria and restrooms.
  • Determine how your child will get to school, and practice the route.
  • Find a walking/bus buddy for younger children.
  • Arrange a carpool if needed.
  • Establish a time for homework and dinner.
  • Obtain an alarm clock for your child and discuss the best time for which to set it.
  • Establish a school-night bedtime, and stick to it.
  • Read the school handbook with your child and discuss any concerns.
  • Find out when parent-teacher night is and mark it on your calendar.
  • Find out the school lunch schedule and how much lunch costs.
  • Create a contact list of other parents who are able to pick up your child in case of an emergency. Be sure to share it with the school.
  • Arrange child care/or after school activities.
  • Set rules for activities such as TV/video games, tablets, playtime and the completion of long-term school projects.
  • Stay involved with your child, their school and their daily routine!

Buyers: Keep Your Head Down, This May be Your Time

The first five months of 2017 have been a grind for buyers in our area. Inventory has been quite limited and demand has been off the charts. However, in the month of May we started to see things loosen up, with the highest rate of new listings coming to market in some time. Above are two market samplings from the Greater Seattle area: north King County and south Snohomish County which are reflective of our entire market.
South Snohomish County:
In May we saw just over 1,000 new listings come to market in south Snohomish County; the highest inventory push in one given month in over five years! In fact, it was a 46% increase over the previous month, and a 17% increase from the same month a year ago. This is good news for buyers, finally! One should note, however, that pending sales nearly mirrored the number of new listings, illustrating that demand is still very strong.
I think we will see that opportunities have loosened up for buyers in the list-to-sale price ratios that will post in June closings (May pendings). My prediction is that they will have tempered a bit from the 103% posting in May, purely based on buyers having more selection.
Demand surely met the new surge of inventory, but from what I am observing in the market, not all homes are getting multiple offers. When there are multiple offers, smaller groups of buyers may be vying for one house. We have even seen more price reductions in May with overzealous sellers not paying close attention these slight shifts in the market.
Don’t get me wrong, the good houses that are well-priced and looking good are seeing great price escalation and competition, but some are simply selling with a one-buyer audience. There are just more opportunities when there is more inventory, and this is good news for all of us as tempered price growth is needed after a 51% increase in median price over the last four years.
North King County:
In May, we saw just over 800 new listings come to market in north King County; the highest inventory push in one given month in over three years! In fact, it was a 33% increase over the previous month and a 9% increase from the same month a year ago. Pending sales also met demand here, but more buyers were able to land a home, which is good news. List-to-sale price ratios recorded at an average of 107% in this area, so definitely a needed tempering as we head into June.
When you are closer to jobs centers demand is higher, so the in-city market will continue to present a hustle for buyers, but more listings will equal a better chance of landing a house close to work. Prices in this area have increased 60% over the last four years.
Interest Rates: 
Currently, interest rates are a buyer’s dream come true! We started the year at 4.25%, bumped up to 4.375% in early spring, and we have inched down to 4% most recently. This reduction in rate is saving buyers thousands of dollars over the course of their mortgage on their monthly payments, somewhat offsetting the increase in prices since the first of the year. This is something to pay attention to, and could not come at a better time as it is coupled with more inventory. Inventory in June and July should continue to be strong as the long winter delayed folks getting to market, and many sellers are taking advantage of the prices.If you have thought about making a move or even your first purchase, now may be the time to not just dip your toe in the pool, but to jump in. It is summer and who doesn’t like a nice swim? Especially if that pool has more homes than we’ve seen in some time and cheap money. How Does Your Garden Grow?

Windermere’s Community Service Day was established in 1984 to offer agents and staff a chance to volunteer an entire workday to give back to the neighborhoods in which they live and work.

On June 9th, my office spent the day with the Snohomish Garden Club constructing trellises, staking beds, planting, weeding, labeling and sprucing everything up.

The Snohomish Garden Club provided 8,000 pounds of fresh produce to the Snohomish and Maltby Food Banks last year. The land for the garden is generously donated by the Bailey Family Farm.

You’d Like to Sell Your Home, but Where to Next, and How?

Homeowners across our region are enjoying very healthy equity levels due to an upswing in the real estate market over the last five years. In fact, the median price in King County is up 50% over the last five years and up 47% in Snohomish County. This growth in equity has given homeowners the exciting option to sell their home for a high price and move on to their next chapter, such as a move-up, down-size or second home. This price growth is great news and provides many opportunities, however we have also faced some challenges in how to make these transitions.

Our biggest challenge in the marketplace right now is inventory levels; sometimes requiring a buyer to compete in multiple offers for their next home. Currently King County sits at 0.7 months of inventory and 0.8 in Snohomish. Historically, buyers that are also sellers would commonly secure a new home contingent on the sale of their current home. Meaning the seller of the new home they are buying would give them a month or so to get their current house sold in order to buy theirs. Well in this market, that is only rarely an option. So, the million-dollar question is this: how does one who has gained so much equity, now itching to get that bigger house, different location, or perfect rambler for settling into retirement, make this transition without having to move twice? We need to get creative and have a strategy. Two options that I have recently proved to be successful, are negotiating a rent-back for my sellers or using the Windermere Bridge Loan program.

First, negotiating a rent-back has become a great option for someone who needs to first sell their current home in order to buy. The way it works is we put their home on the market, price it competitively to create demand, and ask for a rent-back as one of the preferred terms. If this rent-back is successfully negotiated, then the seller closes on their home and collects their funds, but gets to stay in the house anywhere from 30-60 days. This enables the seller, who is now a buyer, to have their cash in-hand, time to find a new house, get it under contract and close the sale when their rent-back is ending. This eliminates the need to move twice. There is a bit of calculated risk in this plan, but I’ve seen it work several times, always with a plan B ready just in case. Rarely has plan B needed to be executed, and often times we’ve even been able to pay little to no rent during this time.

The second option is the Windermere Bridge Loan program. This is an amazing tool for homeowners that own their homes free and clear, or have paid down their debt quite a bit. This is a low-cost alternative to pull the equity out of one’s house prior to selling it in order to make a non-contingent offer. The way it works is we take the market value of the house the homeowner current lives in, established by a comparative market analysis that I complete and is signed off by my broker. We then take 65% of that value and subtract any debt owed, and that is the maximum amount the homeowner can borrow for their next down payment. They can then make a non-contingent offer on a new home. What is really great about this, is that it doesn’t require an appraisal (like a HELOC does), and these can easily be turned around in 3-5 business days. This tool provides the opportunity to quickly and inexpensively pull your equity out, be competitive, and eliminates the double move.

The fees associated with this program are a 1% loan fee on the equity that is pulled, a title report, and interest that is incurred between the loan funding and being paid off once the subject home is sold. That interest is conveniently wrapped up in the closing costs when they close the sale of their home, eliminating the need to make monthly interest payments. In a strategy that is somewhat mind blowing- we can sometimes use these bridge loans and never have to actually fund them. For example, if we secure a property non-contingent with the bridge loan and immediately get the subject home on the market, we can often secure a sale with a simultaneous closing, and never have to fund the loan. This eliminates the loan fee, interest, and the need to carry two mortgages.

Seattle, What’s the Big Deal?

The headlines are everywhere proclaiming Seattle as the hottest housing market in the nation. Our humble city built on aerospace, trade, and influenced by a software engineer who donates millions, has found itself on the national map as the new darling of the tech world. Of course, this proclamation cannot go without mentioning the commerce juggernaut right in our own backyard, Amazon. I was told recently by Windermere’s Chief Economist Matthew Gardner, that Amazon occupies 20% of all Class A business space in Seattle – that is a lot! It seems you cannot drive down I-5 between Shoreline and the Sea-Tac Airport without spotting at least 15-20 cranes busily building more of that office space.

So, why Seattle? In contrast to California’s Bay Area, the cost of living here (rents and real estate) is half – office space costs half and companies can provide the same wages. This combination puts more money in employees’ pockets and companies are not as expensive to run, making profits higher. This has driven many companies to relocate or expand from the Bay Area to Seattle or Bellevue, markedly increasing the demand for housing.

This has put an even tighter squeeze on inventory, putting us in the most extreme Seller’s market (0-3 months of inventory) we’ve ever seen. This has driven prices up, and values are hinging on commute times. Below is a chart that outlines the amount of available inventory based on pending sales measured in months, and the median price in the month of March 2017.

As you can see, there is a direct correlation between proximity to job centers (Seattle and Bellevue) and home prices. If you have considered selling your home and making a move, now is one of the most favorable times to do so. If you are considering a purchase, the environment is competitive but there are opportunities. Aligning with an experienced and knowledgeable broker who can help you properly strategize, is key.

One might think it is simple to sell your home in this market, but getting top dollar, strong terms, and a sale that will pass appraisal is the ultimate goal, and takes a high level of communication and nuanced negotiations. The same applies for buyers, along with education and a refined process, which helps empower buyers to make informed decisions and win.

Our city is changing, and whether one thinks it is for the good or the bad is up to them, but this is our new reality. Seattle is beautiful, prosperous and full of opportunities for those who choose to call it home. Like any opportunity, it needs to be properly analyzed, considered, and ultimately seized. Cascadia Art Museum

Cascadia Art Museum is a regional art museum which focuses specifically on NW artists of the mid 19th to mid 20th century,” shares local Lynette Hensley. “The museum opened in Sept 2015 at Salish Crossing, formerly a grocery store, and an antique mall. Repurposed into an art museum with rotating collections, it reflects the city of Edmonds’ commitment to the arts.”

Monthly Art Walk

“The monthly art walk brings the town alive on the third Thursday of the month,” shares Lena Wood Maul. “Businesses stay open until 8 pm to showcase art from local artist and sometimes even serve wine and treats. The restaurants get a little extra kick that night too from all of the walking traffic. This is a super fun way to check out some local art and support our local businesses.”

Public Art

One of the wonderful things about Edmonds is that you don’t have to head to a museum to enjoy art—you’re surrounded by it! “Check out the sculptures big and small along the waterfront walk, from the ferry to the fishing pier,” advises Lynette Hensley.

Sculptures on the waterfront include the Friendship Tree, and you can also check out an interactive map of public art in Edmonds here.


Edmonds Art Festival

Located at Frances Anderson Center 700 Main Street Edmonds, Washington

Edmonds Art Festival is a major regional art festival, attracting artists from all over the country to show and sell at the Frances Anderson center between Dayton and Main at 7th,” says Lynette. “The festival takes place over Father’s Day weekend and is a big deal. It’s so big, it’s challenging to find parking during the most popular hours. There are two outdoor booth exhibit areas with artists lined up along ‘roads’ such as Van Gogh Place and DaVinci Avenue. Live music and food vendors keep the mood party-like, and a very inclusive student exhibit ensures participation from all ages. But the juried galleries are my favorite. As an artist myself, I’ve had work accepted in two categories. The categories include painting and drawing, 3D, photography and miniatures. Prizes are awarded, and sales are made within the galleries which benefit the Edmonds Art Festival Foundation as well as the artist.”

Artists Connect Meeting at Artworks

“Artists Connect is affiliated with Edmonds Art Festival Foundation, and meets monthly at 2nd and Dayton at the ArtWorks building,” says Lynette Hensley. “Artists Connect began with the purpose of supporting local artists, connecting them to each other and creating a space and time for ongoing conversations and support. Twelve years ago, Edmonds Art Studio Tour began because of the connections between members of Artists Connect!”

This wonderful organization helps bring artists from all over the region together. They work to help each other out with whatever another member may need help with, whether it’s sharing resources, creating opportunities to share each others’ work, learning how to grow as an artist, and more. Studio Tours

Edmonds Art Studio Tour happens the third weekend every September. Roughly 25 or so Artist participants and some galleries open their home studios all weekend to the public for touring, viewing, some demos, and sales of course,” says Lynette Hensley.

“Many studios have guest artists along with the host artist. The art offered for view is diverse, including bronze sculptures, oil and acrylic paintings, pottery and clay work, jewelry, and anything the creatives of Edmonds and the surrounding areas can cook up.” Learn more about which studios will be participating in the next tour here! ARTspot Edmonds

This top-notch art store is not only packed with art supplies, but it also offers a wide range of classes and demonstrations as well!
